Your House Photo Can Make or Break the Sale

Does the initial picture of your home really make that much of a difference on the sale? It can as most buyer know in the first 2 seconds whether they want to see a house further by the picture.

Having the right picture showing your home to potential buyers is really what can make or break them ever seeing it further. By having the picture draw them in to see it further can really add value to the home. The way to sell it is show it right!

Make sure you take a photo in the home's best light. Take photos different times of the day and in different weather. Even though a sunny day may look nice, it can cast shadows and angles that you may not want.

How about the curb appeal? Are there colorful flowers that set off the tone of the house? Is the grass perfectly green? There are chemicals you can buy that will green up a lawn fast! Is the lawn trimmed perfectly and fresh mulch laid? If there are trees or large shrubs, have they been trimmed and scaled back so they don't look like they are overtaking the house? Make sure there are no cars, people or pets in the picture. You don't want anything to detract from what the buyer is actually buying.

Make sure the house itself has a fresh coat of paint or at least the trim is touched up. If there are stairs make sure they are painted or cleaned and all concrete or rocks pressure washed of any moss. Take the photo with the house curtains open and closed to see which looks the best. Make sure the home is neutral but still has an appeal that buyers will want to see more of.

If your home just can't be photographed perfectly look into other options. Does the home have a great view? Take photos different times of the year or day and see when to show off that view.
