The best advice now days is to have your pre-approval letter ready to go when you are making an offer. This will save lots of time when it comes to the seller's making a decision. They already know you can afford the house and have financing already lined up.

Also, when asking for things in the inspections, a good rule of thumb is "if you ask for everything, you may get nothing". Try to be negotiable on what you are asking for. Think of the things that are a safety issue and those that are not that important. Think of the things you can do yourself and those that could really kill the deal then base your inspection report around those.

Expect a waiting time from the time after inspection to closing. This is the time where lenders, escrow, and sellers do their job in finishing up the deal. Use this time to make sure your home owners insurance is completed and friends and family know of your new address.

Finally, remember, that signing the papers does not mean the house is yours. You still need to wait until funds have been dispersed and everyone has been paid. This can take another 1-3 days. Then you will receive your keys! And WELCOME HOME!!!
